## Frequently asked questions

**Do I need an AL licence to rent short-term in Portugal?**
Yes. Alojamento Local is mandatory to legally rent for less than 30 nights.
StayZen helps register or transfer the licence. Note that Lisbon and Porto
historic centres have moratoriums — new AL registrations are restricted; each
case must be analysed individually.

**How much can I earn?**
Ranges vary widely. As indicative net figures (after our 15% commission):

- Lisbon T1 apartment: €1 200 – €2 200 / month
- Lisbon or Cascais T2: €1 800 – €3 200 / month
- Lisbon or Cascais T3: €2 400 – €4 200 / month
- Porto T2 apartment: €1 400 – €2 400 / month
- Douro small villa (2 bedrooms): €2 000 – €5 500 depending on season
- Algarve villa with pool: seasonal — €3 000 – €12 000 / month in summer, €500 – €1 200 off-season

**How do I sign up?**
Book a 30-minute meeting through the contact form or write to
stayzenpremium@gmail.com. Onboarding typically takes 5–10 business days.

**Who cleans the property?**
StayZen dispatches a vetted professional cleaning team between every stay.
Cleaning is billed to guests as a cleaning fee.

**How am I paid?**
Bank transfer to the owner's IBAN by the 10th of every month, covering the
nights that checked out the previous calendar month, minus the 15% commission.

**Can I stay in my own home?**
Yes. Owners can block dates in the calendar at any time via the StayZen
dashboard, with no penalty.
